Rental Management

The Rental Management Package includes the services required to maintain a fully occupied and successful rental property. We handle all of the day-to-day requirements giving you the support and piece of mind you deserve; including:

• All tenant communications and correspondence
• Coordinate all maintenance related issues
• Tenant “move-out” process includes coordination of cleaning, painting and other maintenance required to prepare the unit for new placement 
• 24-hour property support  
• Property inspections with detailed report
• Monthly & year-end financial statements

 

Rent and Security DepositsThe Rent and Security Deposit service is included in our Rental Management Package and covers the handling of all finance related issues, including but not limited to:

• Collection of monthly rent from tenants
• Treatment of delinquent tenants including assessment of late fees
• Process all rent related communications including rent increase, past due and 5-day notices
• Full coordination of eviction process
• Manage security deposits following all regulations
• Monthly & year-end accounting

Tenant Placement Service

Our goal as apartment managers in Las Vegas is to quickly fill vacancies with high quality tenants. We use our skills, resources and advertising to quickly fill your rentals with tenants that are fully screened and approved by you. Our Tenant Placement service includes the following:

• Full multi-page property review on our highly visited website www.alliancelv.com
• Aggressive advertising of vacant units using a multi-channel strategy which includes “pay for” online advertising, newspapers, onsite signage and free online sites
• Scheduling and showing of vacant units to prospective tenants
• Full ownership of application process
• Background and Credit Checks
• Tenant “move-in” process including the provisioning and delivery of keys and welcome packets
• Move-In inspection complete with digital photos of entire unit
• Supply all required documents including leases
• Handling of all Section 8 requirements at no additional charge

• Websites:Alliance Properties places your property on a number of high performing worldwide and localized websites. Digital pictures of your property are used frequently as well. This is a very strong method of marketing and extremely cost effective.
• Local newspaper or magazine ads. Specific newspapers like Review Journal or magazines can be a very good marketing vehicle. It depends on the property location, price and characteristics. We can advise you on this.
•  Alliance Website. This is our 24-hour, 7 day a week information center that shows available properties, pictures and provides applications to rent. Great for residents moving into the area and who are researching from their current location.
• Yellow pages. Alliance Properties is an advertiser in local yellow pages to draw prospective renters.
• Corporate employers.We share rental availability with local employers.
• Weekly analysis. Each week Alliance Properties will update you with a current marketing analysis so that together we optimize the marketing plan. The goal is to have a very short vacancy.
• Yard signsare placed in strategic locations (where allowed) to attract attention to the property.
• Advertising is placed in the Las Vegas Review Journal the cost is varied depending on size and Length of Ad.

• Pre-negotiate discounts with a group of certified preferred vendors to ensure high quality, quick turnaround and reasonable rates for our clients.
• Regularly inspect properties to make sure everything is in order, providing you with a detailed report.
• Hire, supervise, and terminate all independent contractors and employees required for the operation of the property.
• Supervise maintenance and arrange for alterations and improvements as may be required.
• Recommend and supervise improvements to keep the property competitive and at it’s income-producing best.
• Administer preventative maintenance schedules to avoid costly emergencies.
